Credit Recovery Finance – Castle Trust offer a credit recovery option for landlords and investors who may have bad credit. The credit recovery product enables investors to improve their credit rating and move onto more competitive products after 12 months, with no ERC (early repayment fees). Credit recovery is available for a max 75% LTV for a purchase, and 70% LTV for a refinance, available in terms of up to 5 years.
Portfolio Landlords Finance – Castle Trust work closely with portfolio landlords to assist them with their financing requirements and will provide portfolio loans on both a first and second charge basis. Castle Trust define a portfolio landlord as someone who owns four or more properties. Castle Trust offer a stress test of 125% at 5.5% for Limited Companies which makes them extremely competitive for assets which may have been declined elsewhere. This increases to 145% at 5.5% for individual applicants.
Holiday Let Finance – Castle Trust will lend against short term lets, including properties with no AST in place, Castle Trust will consider both holiday lets and Airbnb. Income will be assessed on the basis of either six months’ evidenced track record or proof that the applicant can service the interest from their personal income so new properties can be considered.
HMO Finance – Castle Trust offer funding for HMO’s, with at least one owner having a track record of owning at least 3 buy to let properties for a minimum of 12 months OR the property must be managed by an experienced agent. The max number of tenants per property is six.
